Halpern Enterprises announced the grand opening of the Belmont Physicians Center anchored by Emory Healthcare. This 30,000-square-foot Class “A” Medical Office Building is in Belmont, Smyrna’s 48-acre mixed-use development at the intersection of Windy Hill and Atlanta roads.

Emory Healthcare occupies the entire bottom floor of the building and provides a full range of primary care services, with focus on patients from ages five to adult.

The building is also the new home to Gentle Care Dentistry, Cobb Pediatric Associates and Smyrna Pediatric Dentistry.
Cobb Pediatric Associates provides care for young patients and the two dental practices meet the needs of patients from children to adults.

The two-story building was designed by Lyman Davidson Dooley Architects and constructed by Benning Construction.

Bad Daddy’s Burger Bar brings gourmet grub to Jonquil mixed-use development

ATLANTA (November 28, 2017) – Bad Daddy’s Burger Bar is the latest tenant to make its home at Jonquil, the mixed-use development anchored by Publix at Atlanta Rd. and Spring Rd. in Smyrna, Ga.

The publicly-traded gourmet burger bar will occupy a 3,519 SF endcap that features an additional 1,200 SF rooftop patio, making Jonquil 100% leased. The 20-location restaurant brand is currently going through the permitting process and plans to open its second Atlanta store at Jonquil by April 2018.

Several restaurant brands coveted the last space in the new Jonquil mixed-use development, but according to Regional Leasing Director John Brozovic, Halpern had to be tenacious about selecting the right tenant mix and fit for the center. “We were diligent in looking for a unique restaurant to offer food not already in the market,” said Brozovic. “We had to turn down several deals from well-known regional and national restaurant brands to ensure Jonquil would not compete against Belmont,” referring to The Shops at Belmont, located about a mile down the road from Jonquil.

Recently signed tenant Newk’s Eatery will open late November. LGE Credit Union and PT Solutions, a physical therapy clinic with more than 25 locations in Atlanta, both open in December.

Eco-conscious shopping center developer relocates 200 year oak tree, setting precedent in preservation during development

ATLANTA (October 16, 2017) – Shopping center developers often get a bad rap for being environmentally destructive, but Halpern Enterprises defies that expectation by proactively working to preserve and relocate vegetation such as old-growth trees on its development sites.

The Ogden Oak, a 200-year-old tree, was in the path of the forthcoming Publix-anchored Ogden Market Place in Wilmington, NC. The quicker and less expensive option was to cut the tree down; however, Chairman Jack Halpern decided the development company would relocate the tree. According to Charles Worthen, a partner in Halpern’s development division, “It was important to us from the beginning to be good neighbors, good stewards of the environment, and to steer a collaborative effort to bring this project to the area the very best way possible.”

With the help of the expert arborists at Connolly Tree Preservation, a relocation plan was formed and received the backing of the Wilmington city council, mayor, and residents.  The plan involved packing up the tree’s root system, then using compressed air to pump into airbag rollers to elevate the tree. The tree was then transported to its new home on the Publix site.

Wilmington Mayor Bill Saffo shared in an interview with WWAY TV 3 how Jack Halpern, chairman of Halpern Enterprises, “made it a goal of his to preserve as many of the trees as he possibly could … he did a magnificent job in preserving as many of the trees as he possibly could.”

The decision to preserve the tree is part of the Halpern ethos and mission – to be “a positive force – a caring, committed partner – in each community” where Halpern does business. Additional conservation efforts include donating and relocating a selection of shrubbery from the planned Village at Friendly shopping center to the Healing Gardens at Cone Health Cancer Center in Greensboro, NC.

The developer is also in the process of installing solar panels at its newly constructed headquarters in Sandy Springs, Ga. When the idea was put forward to Halpern’s leadership, they were instantly interested in using the clean, unlimited, independent energy source to save on energy costs in operating the building. “We as a company are environmentally conscious – we care,” said Executive Vice President Carolyn Oppenheimer. “Installing solar panels at our headquarters will reduce our impact on the environment. We’re also exploring the idea of adding solar panels to our properties.”

Halpern’s new headquarters, which is just over a year old, was built to maximize energy efficiency and minimize its effect on the environment. The building features low-VOC paint that releases minimal toxins into the air, recyclable construction materials, high-efficiency glass to keep inside temperatures down, an exercise facility that helps employees make fewer trips by car, occupancy sensors for interior lights, LED site lights, and water-efficient commodes.

The developer also introduced an office-wide recycling program to reduce its carbon footprint. It installed two electric car chargers in the parking lot, which are shared by three Halpern employees who drive electric cars.

Belmont mixed-use development to add second phase of retail and single family housing

ATLANTA (October 16, 2017) – Halpern Enterprises is excited to announce the forthcoming second phase of its Belmont mixed-use development. Phase II will feature the addition of 59 new single-family homes and new retail and restaurant space.

The new retail space will expand under The Shops at Belmont brand, adding 12,000 SF to the existing 27,000 SF of establishments like Creatwood Tavern and Allure Nails & Spa.
David Weekley Homes will develop the detached single-family townhouses on the northwest corner of Atlanta Road and Belmont Boulevard. The builder is responsible for the Village at Belmont single-family homes currently under construction at Belmont.

In addition to The Shops at Belmont, the new additions will join the Belmont Physicians Center, a 30,000 SF medical office building anchored by Emory Healthcare opening in October; luxury apartment homes 400 Belmont; Smyrna Elementary School; and Village of Belmont, townhomes also developed by David Weekley Homes.

The new shops are in the pre-leasing phase and will open in Spring 2018. When Kmart closed its location at Heritage Walk in June 2016, the Heritage Walk shopping center was faced with a huge dilemma. Who would join Hobby Lobby in co-anchoring the vast space now left empty?

Halpern’s Regional Leasing Directors John Brozovic and Benjamin Halpern sprang into action. Brozovic and Halpern decided that multiple users for such a large space would best suit the market and current retail trends. “We called dozens of national retailers and department stores,” said Brozovic. “After receiving several letters of intent, we decided this mix of community-friendly retailers would ensure the long-term success of the center.”

While Ross and Bealls flourish as low-price leaders that provide quality merchandise, PetSmart thrives because of Americans’ longstanding desire to pamper their pets. According to the Washington Post, PetSmart “built an empire on the country’s pet-food sales, which have nearly doubled since 2000, to $22 billion” in 2014 (“PetSmart’s goldmine: Americans are spending more than ever on fancy dog food,” Dec. 15, 2014). Americans spent a record-breaking $10 billion on premium-brand dog food in that year alone.

The co-tenancy is a feat in redeveloping existing space. “By being creative and flexible, we were able to meet the needs of these retailers by sub-dividing the space,” according to Halpern. “We expect PetSmart and Bealls to open this fall, followed by Ross opening in the spring.”

The final result will be the complete revitalization of the shopping center with four co-anchors – Hobby Lobby, Ross, PetSmart, and Bealls. The center’s prime location in the heart of Milledgeville’s retail corridor is just three miles from the award-winning central business district and boasts nearly 34,000 vehicles passing it daily.

Halpern Enterprises expands portfolio with North McDonough Crossing acquisition

Deal makes this the 3rd Halpern center anchored by Kroger

ATLANTA (July 5, 2017) – Halpern Enterprises expands its portfolio once again to include North McDonough Crossing shopping center. The newly-acquired shopping center is 82,223 SF and located at 5900 East Lake Parkway, McDonough, Ga.

Halpern purchased the center’s in-line shops (32,550 SF), which are shadow-anchored by a Kroger-owned grocery store (49,673 SF). After Kroger, the two largest tenants are Fox Ridge Pizza Co. at 3,500 SF and Pedro’s Taco Shack at 4,900 SF.

The sale closed May 1, 2017. The seller, Redd Realty, originally developed North McDonough Crossing in 2002. The sale was brokered by Cushman and Wakefield’s Mark Joines, now of NGKF.

Steve West, Vice President of Acquisitions and Development at Halpern, says the acquisition was motivated by the center’s “prime location,” noting the three nearby schools with more than 3,500 students combined “make the shopping center in a prime activity node.” The center also has excellent real estate fundamentals, according to West. “The property is on the double going-home side of a key intersection, with easy access and visibility from the street.”

“Ultimately, we believe in the location,” said West. “Henry County is once again a growing community, and Halpern is very pleased to invest here.”

The Friendly-Hobbs center is now The Village at Friendly

GREENSBORO, N.C. (March 20, 2017) – Halpern Enterprises is excited to announce the new name of its mixed-use development at the intersection of Friendly Avenue and Hobbs Road.

The Village at Friendly, formerly referred to as Friendly-Hobbs, is in a prime commercial location and will be a 41,421-square-foot retail and restaurant complex, to be paired with 13 single-family homes.

“We are excited about the interest and the reception we have been receiving for what we think will be the finest shopping complex in Greensboro,” said Jack Halpern, chairman of Halpern Enterprises.

Site work is underway at the Village at Friendly. Construction plans include situating three of the four retail buildings along Friendly Avenue, west of Hobbs Road. Parking lots and a buffer area with landscaping will separate retailers from the new homes.

“The amount of interest from restaurants, regional and national specialty stores and boutiques has been very, very brisk,” according to Rianne Bell of the Bell Moore Group property management firm in Charlotte. “We are actively negotiating with retailers. This will not just be a shopping area, it will be a regional draw.”

Belmont Physicians Center to open with Emory Healthcare as anchor tenant

Additional tenants include Atlanta Children’s Dentistry and Gentle Care Family Dentistry

ATLANTA (March 14, 2017) – Halpern Enterprises is excited to announce the new Belmont Physicians Center, anchored by Emory Healthcare.

Emory at Belmont will offer primary care services, enabling current Emory Healthcare patients and others who live in and around the Smyrna and Cobb County areas to receive Emory’s primary care services closer to home.

The 15,000-square-foot Emory clinic will include 24 exam rooms. The location is expected to add X-ray capabilities, making imaging services more convenient for patients.

Emory at Belmont is the newest addition to the Emory Healthcare Network. It is slated to open in late 2017.

The Belmont Physicians Center is conveniently located at 1060 Windy Hill Road at Belmont, the premier mixed-use development in Smyrna, Ga.

ATLANTA  (Jan. 25, 2017) – Halpern Enterprises is excited to announce two new freestanding Starbucks stores under development by its build to suit division led by vice president Marc Kirchhoff, CCIM.

The Starbucks at North Griffin Square shopping center is scheduled to open this summer and will be the only freestanding location in Griffin, Ga. Starbucks representative Dexter Patterson said, “We are excited to bring the Starbucks brand to the community of Griffin.”

The project initially faced several challenges. Starbucks’s site design requirements necessitated the existing parcel at the center to be subdivided, which meant a number of variances needed to be secured to accommodate their needs.

The site, which is extremely narrow, required Halpern to fit the store inside an existing parking lot with drive aisles on three sides that could not be moved. Under Kirchhoff’s leadership, the site was successfully designed to fit within the constraints. The project also required relocating a Bank of America ATM that was in the site’s path.

“Starbucks is one of the world’s largest retailers in terms of their number of stores, and they have unique requirements that contribute to their success” said Kirchhoff, “We used our skill set to overcome some very challenging site and permitting requirements to deliver exactly what Starbucks desired. There is satisfaction when your team is successfully able to resolve issues and get stores built for your client.”

The second location on Salem Rd. in Conyers, Ga., saw significant challenges as well, as the municipality had placed a moratorium on sanitary sewer discharge. “Some communities reach limits where they need to reevaluate their infrastructure and capacities,” according to Kirchhoff, “but after several months we were successful in obtaining the authorization required to make the Starbucks store a reality.”

Another challenge in Conyers was the inability to secure a curb cut on Salem Road, the main thoroughfare. Halpern’s team created a shared access drive with a neighboring restaurant to create proper circulation and easy ingress and egress for customers, including the required stacking for cars in the Starbucks drive thru lane.

As for future projects, Kirchhoff said Halpern seeks restaurants and retailers who want to expand their brands through expert site selection, development, and construction services designed to meet their specific goals.

“We’re helping Starbucks expand their footprint one store at a time,” said Kirchhoff. “We go into markets, find the right site, and go through the permit and entitlement process so we can build stores for our clients.”

The 2,200 SF Starbucks in Conyers is scheduled to open in spring 2018 at the intersection of Salem Road at Ellington Road.
