DAWSONVILLE, Ga. (Jan. 17, 2017) – An exciting mix of new shopping and dining options will make its debut in Dawsonville. PetSmart, Freddy’s Frozen Custard & Steakburgers, and several new retailers will join the thriving Publix-anchored Dawson Crossroads shopping center this spring.

PetSmart will serve as the center’s 18,000 SF junior anchor, giving the Dawsonville community an expanded selection of not only pet supplies but services. “PetSmart is the country’s largest pet retailer and service provider,” said John Brozovic, a Halpern Regional Leasing Director. “The Dawsonville store features full-service grooming in addition to expert training services.”

Freddy’s Frozen Custard & Steakburgers and Murphy Oil will also join the center in outparcels facing Georgia 400, neighboring a Chili’s restaurant, Aspen Dental, and AT&T. Murphy Oil will boast 12 pumps and a 1,200 SF convenience store. In a footprint of 3,000 SF, the national fast-casual chain Freddy’s will serve traditional American fare with a unique twist on the burger-and-fries genre that uses steak in its burgers while offering a selection of frozen custards.

Newly-signed tenants The Joint Chiropractic, Tripp & Company Jewelers, the dual-branded Marble Slab Creamery and American Cookie Company, Fit Body Bootcamp, Shanel Nichole Hair Studio, and fashion retailers Ten Point Boutique and Blush Ivey Boutique, will join an already-flourishing roster of tenants that includes Brooklyn Joe’s Pizza Pasta & Grill, La Hacienda Mexican Restaurant, Lee Nails, Great Clips, Totally Running, and Top Cleaners.

Halpern is currently in negotiations with several other national and local tenants. Medical, retail, and restaurant users still have an opportunity to locate their businesses at Dawson Crossroads. The center, which is well-positioned across the street from the North Georgia Premium Outlets and a Walmart Supercenter, is located on the southeast corner of GA 400 and Dawson Forest Road at a high-traffic intersection that sees nearly 33,000 vehicles per day.

ATLANTA (Nov. 16, 2016) – The Atlanta Regional Commission (ARC) presented its 18th annual Developments of Excellence awards at its State of the Region breakfast on October 28, recognizing quality developments and places that keep the 10-county Atlanta region a desirable place to live and work. Halpern Enterprises took home the award for “Exceptional Merit for Suburban Retrofit” award for its mixed-use development, Belmont.

Originally called “Belmont Hills,” the 48-acre site at the corner of Atlanta Road and Windy Hill Road was developed in the early 1950s and became one of the largest shopping centers in the Southeast. Halpern turned the aging strip shopping center into a walkable, mixed-use community. The new Belmont development features a mix of single-family attached homes, apartments, retail, office and a public elementary school, with a design that accommodates people of all ages.

“In the future, the Atlanta region will witness the development of many more pedestrian-friendly retail centers where people can walk to shop and dine in their communities and leave their cars at home,” said Jack Halpern, chairman of Halpern Enterprises. “Belmont is a great example of what can be accomplished, and we’re humbled by this recognition from ARC.”

Belmont features a collection of restaurants and retail stores called The Shops at Belmont; a 153-home single-family residential subdivision by David Weekley Homes (Village of Belmont); and a 274-unit luxury apartment community (400 Belmont). The site is also the location of Smyrna Elementary School, which has more than 900 students.

The center is adjacent to Cobb County’s Campbell High School and is connected to the nearby Smyrna Market Village, the Chattahoochee River and Kennesaw Mountain by the surrounding network of streets, trails and sidewalks.

Shopping center developer opens new headquarters in Sandy Springs, Ga.

Atlanta, Ga. (September 7, 2016) – After 50 years on Buford Highway in Doraville, Ga., Halpern Enterprises opened its new headquarters in Sandy Springs, Ga., with a ribbon cutting ceremony to officially open the new building.

Executive Vice President Carolyn Oppenheimer welcomed about 80 guests, including dignitaries Mayor Rusty Paul of Sandy Springs, Sandy Springs City Councilman Andy Bauman, and representatives from the Sandy Springs Perimeter Chamber.

As to the timing and reason for the new headquarters, Oppenheimer credited her brother Jack Halpern, chairman of Halpern Enterprises, for having “the foresight to realize that our company deserved a home and a space that was in keeping with the organization we’ve built for today and the future.”

“It’s great to see expansion and development of local businesses that employ locally, and I’m really proud to have you [here],” said Bauman in his public remarks.

Mayor Rusty Paul spoke of the value of having a longtime family business relocate to the city, citing family as “the true core of our community.” He went on to add, “Thank you for investing – coming home to Sandy Springs, investing in our community, and creating jobs here.”

Jack Halpern, chairman of Halpern Enterprises, expressed gratitude “for the successful years we enjoyed on Buford Highway.” He recounted Oppenheimer and himself asking where Halpern should consider home “for the next 50 years.” He paused and said, “[Sandy Springs] seemed like a good answer.”

The relocation of Halpern Enterprises brought 32 full-time jobs to the city of Sandy Springs. Halpern expressed the great privilege the company has in being a corporate citizen in the city: “We hope that our company will prove to be an asset to the community for many years to come.”

At the conclusion of Halpern’s remarks, he and Oppenheimer were joined by Mayor Paul and Councilman Bauman for a ceremonial ribbon cutting.

Guests were treated to tours of the new building and a reception. The architects for the new headquarters were Larry Sweat, Grant Mosely, and John Knight of MSTSD; furnishings by Turner Boone; construction by Hodges & Hicks; and interior design by Susan B. Bozeman Designs.

Smyrna, Ga. (May 19, 2016) – The grocery-anchored Jonquil shopping center, opening in the spring of 2017, has signed Publix as its newest tenant. The project, heavily anticipated by the Smyrna community for years, will see Publix occupy a 45,600-square-foot space.

The store’s prime location, on the northwest corner of Atlanta Road and Spring Road, is at a high-traffic intersection that sees nearly 46,000 vehicles per day. While the nearest Publix is three miles away, the new Jonquil store is well-positioned to support the new residential communities springing up along the Atlanta Road corridor, including luxury apartment communities Alta Belmont and the tentatively named Alta Jonquil under development by Wood Partners. The Publix at Jonquil will have a pharmacy and will bring 100 new jobs to the community.

“We have worked with Publix for years and are thrilled to finally bring a Publix store to this part of Smyrna,” said John Brozovic, Regional Leasing Director at Halpern Enterprises. “Publix is a high-quality brand, and tenants appreciate the customer base they attract. This Publix will certainly benefit the 35,000 households surrounding Jonquil.”

The 60,000-square-foot Jonquil shopping center, developed by Halpern Enterprises and currently under construction, also has Atlanta-based chain Willy’s Mexicana Grill as a committed tenant in addition to Publix. Numerous other leases are currently under negotiation with national and local retail and restaurant brands.

Jonquil is Halpern’s fifth Publix anchor, joining a store currently under construction at Dawson Crossroads in Dawsonville, Ga., and stores at Cheshire Square in Atlanta, Ga., The Village at New Georgia in Dallas, Ga., and The Shoppes at Royale, recently sold by Halpern, in St. Petersburg, Fla.

DAWSONVILLE, Ga. (Nov. 6, 2015) – The grocery-anchored Dawson Crossroads shopping center, opening in the fall of 2016, has signed Publix as its newest tenant, in a 45,600-square-foot space.

The store’s prime location, on the southeast corner of GA 400 and Dawson Forest Road, is at a high-traffic intersection that sees over 33,000 vehicles per day. And with the nearest Publix over nine miles away, Dawson Crossroads is well positioned across the street from the North Georgia Premium Outlets and a Walmart Supercenter.

The 98,400-square-foot shopping center, developed by Halpern Enterprises and currently under construction, has six committed tenants in addition to Publix: Brooklyn Joe’s Pizzeria, Lee Nails, Great Clips, the newly-signed Totally Running and Top Cleaners, and a Chili’s restaurant outparcel. The center has an additional five outparcels available, and numerous other leases are currently under negotiation with national and local tenants.

“We have a strong relationship with Publix and enjoy working with them,” said John Brozovic, Regional Leasing Director at Halpern Enterprises. “Publix is a high-quality brand that fits in well with other tenants and will certainly benefit the 35,000 nearby households.”

National-level retail real estate professional joins Halpern Enterprises to grow build-to-suit development division

Marc Kirchhoff has worked with national retailers in over 30 states

ATLANTA, Ga. (Mar. 9, 2015) – Marc Kirchhoff, CCIM, a leading retail development expert, has joined Halpern Enterprises as Vice President.

Kirchhoff will spearhead Halpern’s build-to-suit retail development program, finding and developing locations for national tenants in the Southeast. He brings extensive retail real estate expertise to the company, having worked on projects in over 30 states on behalf of more than 50 national chains.

During his 19 years at Maly Commercial Realty in Columbia, Missouri, Kirchhoff was responsible for site selection, retail development and project management.  In particular, he started the Lowe’s Peripheral Land Program and was the National Broker for 10 years, assisting retailers and restaurants in creating the right fit for developments in 34 states.

At Halpern, Kirchhoff and the development team will be responsible for taking projects from start to finish – from site acquisition to leasing to construction – for national retailers. The company has been expanding its development capabilities for several years, and Kirchhoff will lead the build-to-suit effort.

“We see a major opportunity for growth in retail development for Halpern, and Marc’s experience is perfect for leading these efforts,” said Bill Brown, President of Halpern Enterprises. “Every project is different in terms of matching needs with locations, and that’s why Marc’s extensive experience in working with major retailers is so important.”

Neighborhood restaurant/bar to expand from its Buckhead location to Smyrna

SMYRNA, Ga. (February 25, 2015) – Whitehall Tavern, the popular Buckhead restaurant and sports tavern, has signed a lease to open a location in the new mixed-use Belmont development. Opening is scheduled for early 2016.

Whitehall Tavern will be the first restaurant in the Smyrna area with a rooftop patio, something Whitehall co-owners Bret Bauer and Steve Shamatta believe will be a major draw.

The 5,200-square-foot interior space of the tavern will have a 1,200-square-foot rooftop patio, which will be available for private events, and an 1,100-square-foot ground-level patio. The décor will have a more modern feel than the current location in Peachtree Battle Shopping Center on Peachtree Road, which features more than 40 televisions and over 100 varieties of local craft beer.

“Whitehall Tavern is an excellent fit for Belmont, providing a great place for people in the neighborhood to eat, drink and get together,” said John Brozovic, Regional Director of Leasing with Halpern Enterprises. “We’re seeing a high level of interest in Belmont’s retail space, tied to its excellent location in the vibrant Smyrna community.”

Belmont is in the heart of Smyrna, three miles from I-285 and the site of SunTrust Park, the Atlanta Braves’ new stadium.

“Young families are flocking to Smyrna,” said Whitehall’s Shamatta, who lives three minutes from Belmont. Added Bauer: “Belmont will be like a community within a community, with a high level of walkability for residents of the adjoining neighborhoods.”
