Bad Daddy’s Burger Bar brings gourmet grub to Jonquil mixed-use development

ATLANTA (November 28, 2017) – Bad Daddy’s Burger Bar is the latest tenant to make its home at Jonquil, the mixed-use development anchored by Publix at Atlanta Rd. and Spring Rd. in Smyrna, Ga.

The publicly-traded gourmet burger bar will occupy a 3,519 SF endcap that features an additional 1,200 SF rooftop patio, making Jonquil 100% leased. The 20-location restaurant brand is currently going through the permitting process and plans to open its second Atlanta store at Jonquil by April 2018.

Several restaurant brands coveted the last space in the new Jonquil mixed-use development, but according to Regional Leasing Director John Brozovic, Halpern had to be tenacious about selecting the right tenant mix and fit for the center. “We were diligent in looking for a unique restaurant to offer food not already in the market,” said Brozovic. “We had to turn down several deals from well-known regional and national restaurant brands to ensure Jonquil would not compete against Belmont,” referring to The Shops at Belmont, located about a mile down the road from Jonquil.

Recently signed tenant Newk’s Eatery will open late November. LGE Credit Union and PT Solutions, a physical therapy clinic with more than 25 locations in Atlanta, both open in December.

Belmont mixed-use development to add second phase of retail and single family housing

ATLANTA (October 16, 2017) – Halpern Enterprises is excited to announce the forthcoming second phase of its Belmont mixed-use development. Phase II will feature the addition of 59 new single-family homes and new retail and restaurant space.

The new retail space will expand under The Shops at Belmont brand, adding 12,000 SF to the existing 27,000 SF of establishments like Creatwood Tavern and Allure Nails & Spa.
David Weekley Homes will develop the detached single-family townhouses on the northwest corner of Atlanta Road and Belmont Boulevard. The builder is responsible for the Village at Belmont single-family homes currently under construction at Belmont.

In addition to The Shops at Belmont, the new additions will join the Belmont Physicians Center, a 30,000 SF medical office building anchored by Emory Healthcare opening in October; luxury apartment homes 400 Belmont; Smyrna Elementary School; and Village of Belmont, townhomes also developed by David Weekley Homes.

The new shops are in the pre-leasing phase and will open in Spring 2018. Belmont Physicians Center to open with Emory Healthcare as anchor tenant

Additional tenants include Atlanta Children’s Dentistry and Gentle Care Family Dentistry

ATLANTA (March 14, 2017) – Halpern Enterprises is excited to announce the new Belmont Physicians Center, anchored by Emory Healthcare.

Emory at Belmont will offer primary care services, enabling current Emory Healthcare patients and others who live in and around the Smyrna and Cobb County areas to receive Emory’s primary care services closer to home.

The 15,000-square-foot Emory clinic will include 24 exam rooms. The location is expected to add X-ray capabilities, making imaging services more convenient for patients.

Emory at Belmont is the newest addition to the Emory Healthcare Network. It is slated to open in late 2017.

The Belmont Physicians Center is conveniently located at 1060 Windy Hill Road at Belmont, the premier mixed-use development in Smyrna, Ga.

In Atlanta, restaurants drive retail traffic more than ever

The tenant mix of Atlanta’s shopping centers is leaning more and more towards chef-driven and fast-casual restaurants, said participants at a recent Atlanta Retail Roundtable hosted by Shopping Center Business magazine.

Bill Brown, president of Halpern Enterprises, participated on the panel along with more than 25 other retail real estate professionals in the Atlanta area. Comments from the roundtable were featured in the October issue of Shopping Center Business.

With more than 85 chef-driven restaurants planned in Atlanta, “restaurants are the new department stores,” said Michael Habif of Habif Properties.

In Halpern’s case, its new Smyrna center, The Shops at Belmont, will feature several restaurants including Creatwood Tavern, the latest dining concept by the owners of Whitehall Tavern, and Cielo Mexican Restaurant.

Besides seeking the ever-popular restaurants, Brown explained that grocery-anchored centers have shifted focus from soft good retailers (such as clothing stores) to service-related tenants (such as nail salons), due to changes in consumer demand.

Two new tenants coming to The Shops at Belmont

Two more retail tenants have signed leases at Halpern’s Belmont development in the Atlanta suburb of Smyrna:

  • Cielo Mexican Grill & Cantina, a popular Atlanta-area Mexican restaurant, has leased a 4,000-square-foot space. This will be the second location for the Cielo concept. The company also runs La Bamba Mexican Bar & Grill, a chain of seven Atlanta-area Mexican restaurants.
  • Parisian Nails and Spa will open its third location at Belmont, a 3,500-square-foot day spa offering manicures, pedicures, massages, waxing services and laser hair removal procedures.

The new tenants join Whitehall Tavern as announced tenants for the new retail center, which is set to open its first phase later this year.

Neighborhood restaurant/bar to expand from its Buckhead location to Smyrna

SMYRNA, Ga. (February 25, 2015) – Whitehall Tavern, the popular Buckhead restaurant and sports tavern, has signed a lease to open a location in the new mixed-use Belmont development. Opening is scheduled for early 2016.

Whitehall Tavern will be the first restaurant in the Smyrna area with a rooftop patio, something Whitehall co-owners Bret Bauer and Steve Shamatta believe will be a major draw.

The 5,200-square-foot interior space of the tavern will have a 1,200-square-foot rooftop patio, which will be available for private events, and an 1,100-square-foot ground-level patio. The décor will have a more modern feel than the current location in Peachtree Battle Shopping Center on Peachtree Road, which features more than 40 televisions and over 100 varieties of local craft beer.

“Whitehall Tavern is an excellent fit for Belmont, providing a great place for people in the neighborhood to eat, drink and get together,” said John Brozovic, Regional Director of Leasing with Halpern Enterprises. “We’re seeing a high level of interest in Belmont’s retail space, tied to its excellent location in the vibrant Smyrna community.”

Belmont is in the heart of Smyrna, three miles from I-285 and the site of SunTrust Park, the Atlanta Braves’ new stadium.

“Young families are flocking to Smyrna,” said Whitehall’s Shamatta, who lives three minutes from Belmont. Added Bauer: “Belmont will be like a community within a community, with a high level of walkability for residents of the adjoining neighborhoods.”
