ATLANTA (November 28, 2017) – Bad Daddy’s Burger Bar is the latest tenant to make its home at Jonquil, the mixed-use development anchored by Publix at Atlanta Rd. and Spring Rd. in Smyrna, Ga.

The publicly-traded gourmet burger bar will occupy a 3,519 SF endcap that features an additional 1,200 SF rooftop patio, making Jonquil 100% leased. The 20-location restaurant brand is currently going through the permitting process and plans to open its second Atlanta store at Jonquil by April 2018.

Several restaurant brands coveted the last space in the new Jonquil mixed-use development, but according to Regional Leasing Director John Brozovic, Halpern had to be tenacious about selecting the right tenant mix and fit for the center. “We were diligent in looking for a unique restaurant to offer food not already in the market,” said Brozovic. “We had to turn down several deals from well-known regional and national restaurant brands to ensure Jonquil would not compete against Belmont,” referring to The Shops at Belmont, located about a mile down the road from Jonquil.

Recently signed tenant Newk’s Eatery will open late November. LGE Credit Union and PT Solutions, a physical therapy clinic with more than 25 locations in Atlanta, both open in December.

Halpern Enterprises Wins Big at Atlanta Regional Commission’s Development of Excellence Awards

Belmont mixed-use development wins “Exceptional Merit for Suburban Retrofit” award

The Halpern and Oppenheimer families pose with the ARC award

L-R: Halpern chairman Jack Halpern; Benjamin Halpern; Executive Vice President Carolyn Oppenheimer; Brad Oppenheimer; and Matthew Oppenheimer pose with the ARC Development of Excellence Award

ATLANTA (Nov. 16, 2016) – The Atlanta Regional Commission (ARC) presented its 18th annual Developments of Excellence awards at its State of the Region breakfast on October 28, recognizing quality developments and places that keep the 10-county Atlanta region a desirable place to live and work. Halpern Enterprises took home the award for “Exceptional Merit for Suburban Retrofit” award for its mixed-use development, Belmont.

Originally called “Belmont Hills,” the 48-acre site at the corner of Atlanta Road and Windy Hill Road was developed in the early 1950s and became one of the largest shopping centers in the Southeast. Halpern turned the aging strip shopping center into a walkable, mixed-use community. The new Belmont development features a mix of single-family attached homes, apartments, retail, office and a public elementary school, with a design that accommodates people of all ages.

“In the future, the Atlanta region will witness the development of many more pedestrian-friendly retail centers where people can walk to shop and dine in their communities and leave their cars at home,” said Jack Halpern, chairman of Halpern Enterprises. “Belmont is a great example of what can be accomplished, and we’re humbled by this recognition from ARC.”

Belmont features a collection of restaurants and retail stores called The Shops at Belmont; a 153-home single-family residential subdivision by David Weekley Homes (Village of Belmont); and a 274-unit luxury apartment community (400 Belmont). The site is also the location of Smyrna Elementary School, which has more than 900 students.

The center is adjacent to Cobb County’s Campbell High School and is connected to the nearby Smyrna Market Village, the Chattahoochee River and Kennesaw Mountain by the surrounding network of streets, trails and sidewalks.

Jonquil’s Publix pencils in mid-December opening

SMYRNA — Construction continues on Jonquil, the mixed-used development on a 12-acre site at the corner of Atlanta and Spring roads. One major portion of the project — its grocery store anchor — is expected to be open by the end of the year.

Jack Halpern, chairman of Halpern Enterprises, the company behind the estimated $40 million-plus Jonquil development, told attendees at Thursday morning’s meeting of the Smyrna Area Council that Publix would be opening its doors in mid-December.

“It’s been a tight construction schedule to be able to turn this store over to them in time, but it looks like we’re going to make it. They should start stocking the store before Thanksgiving and open it in the middle of December,” Halpern said.

Jonquil will also consist of retail shops and luxury apartment units. Among the retail offerings in the development will be Willy’s Mexicana Grill, an Atlanta-based restaurant chain, and Newk’s Eatery, which just entered the Cobb market with a location going into the new Kennesaw Marketplace at the corner of Cobb and Barrett Parkway.

Halpern said Jonquil’s retail spaces are slated to open by the end of first quarter of 2017 — with 100 percent of them expected to be leased by this year’s end — while the 260 residential rental units, which are being developed by Wood Partners, are expected to be completed in the middle of 2017 with leasing beginning then.

Boom Town: Marietta Daily Journal details Halpern’s newest mixed-use projects

Marietta Daily Journal - Boom TownDetails about Halpern’s two new mixed-use developments, Belmont and Jonquil, are revealed in a double-feature in this morning’s Marietta Daily Journal:

SMYRNA — The retail shops at Belmont are completely filled, and the residential units, both houses and apartments, are filling up fast as the Smyrna redevelopment project nears completion.

Belmont is a 48-acre mixed-use development at the corner of Atlanta and Windy Hill roads that Jack Halpern, chairman of Halpern Enterprises, hopes will bring business and job opportunities to Smyrna and “improve the quality of life for Smyrna residents.”

In May 2008, the city approved a development agreement with Halpern Enterprises for the redevelopment of the former Belmont Hill shopping center, which was hailed as the largest shopping center in the South when it opened in 1954. The center was demolished in 2009, but further development was stalled by the economic downturn.

Jack Halpern named Smyrna, Ga.’s “Citizen of the Year”

Mayor Max Bacon (l) presents Jack Halpern (r) with the Smyrna Citizen of the Year award.

Mayor Max Bacon (l) presents Jack Halpern (r) with the Smyrna Citizen of the Year award.

After taking a leading role in transforming an area of Smyrna, Ga. with the new Belmont mixed-use development, Jack Halpern takes great pride in giving residents “a sense of identity and a connection to others,” he says.

And Smyrna recently said “thank you” to Jack, the Chairman of Halpern Enterprises, by naming him the 2015 Smyrna Citizen of the Year.

At the heart of the new Belmont development is Smyrna Elementary School, a state-of-the-art facility that now anchors a new community that will feature single-family homes, luxury apartments and retail. Halpern Enterprises played a key role in encouraging the Cobb County Board of Education to build a school on the site.

For his part, Jack credits Smyrna leaders with having the vision to work with Halpern Enterprises to transform a location that was once the site of the old Belmont Hills Shopping Center, at one time the largest center in the Southeast.

“Smyrna has been blessed with fiscally responsible, visionary leaders,” Jack says.

For more on the award, read Jack’s profile in the Cobb Business Journal.

Two new tenants coming to The Shops at Belmont

Two more retail tenants have signed leases at Halpern’s Belmont development in the Atlanta suburb of Smyrna:

  • Cielo Mexican Grill & Cantina, a popular Atlanta-area Mexican restaurant, has leased a 4,000-square-foot space. This will be the second location for the Cielo concept. The company also runs La Bamba Mexican Bar & Grill, a chain of seven Atlanta-area Mexican restaurants.
  • Parisian Nails and Spa will open its third location at Belmont, a 3,500-square-foot day spa offering manicures, pedicures, massages, waxing services and laser hair removal procedures.

The new tenants join Whitehall Tavern as announced tenants for the new retail center, which is set to open its first phase later this year.

Whitehall Tavern plans location in new Belmont development

Whitehall Tavern plans location in new Belmont development

Neighborhood restaurant/bar to expand from its Buckhead location to Smyrna

SMYRNA, Ga. (February 25, 2015) – Whitehall Tavern, the popular Buckhead restaurant and sports tavern, has signed a lease to open a location in the new mixed-use Belmont development. Opening is scheduled for early 2016.

Whitehall Tavern will be the first restaurant in the Smyrna area with a rooftop patio, something Whitehall co-owners Bret Bauer and Steve Shamatta believe will be a major draw.

The 5,200-square-foot interior space of the tavern will have a 1,200-square-foot rooftop patio, which will be available for private events, and an 1,100-square-foot ground-level patio. The décor will have a more modern feel than the current location in Peachtree Battle Shopping Center on Peachtree Road, which features more than 40 televisions and over 100 varieties of local craft beer.

“Whitehall Tavern is an excellent fit for Belmont, providing a great place for people in the neighborhood to eat, drink and get together,” said John Brozovic, Regional Director of Leasing with Halpern Enterprises. “We’re seeing a high level of interest in Belmont’s retail space, tied to its excellent location in the vibrant Smyrna community.”

Belmont is in the heart of Smyrna, three miles from I-285 and the site of SunTrust Park, the Atlanta Braves’ new stadium.

“Young families are flocking to Smyrna,” said Whitehall’s Shamatta, who lives three minutes from Belmont. Added Bauer: “Belmont will be like a community within a community, with a high level of walkability for residents of the adjoining neighborhoods.”

Jim Simpson, Adam Simpson and Allen Brown of Lee and Associates represented Whitehall’s Bauer and Shamatta in the leasing transaction. Design and architecture will be handled by ai3.
